Northwest Arkansas homes sales up for November, year

It appears that 2011 was a good year in northwest Arkansas as far as homes sales go. Sales were on the rise again in November, adding to a trend that’s been shaping up all year long in Benton, Carroll, Madison and Washington counties.
In November, Realtors in those counties sold 419 new and existing, single-family residences in northwest Arkansas through Arkansas Regional MLS (ARMLS). Northwest Arkansas homes sales down in October

After three straight months of gains, homes sales fell slightly in October in Benton, Carroll, Madison and Washington counties in northwest Arkansas.
Sales closed on 438 homes in the region in October, down 3.74 percent from 455 sales in the same month last year. However, 5,219 homes were sold through October, an increase of 9.02 percent over 4,787 homes sold through the first 10 months of 2010. September housing sales up in northwest Arkansas

After two months of increasing sales but dropping prices, the September housing market report from northwest Arkansas was a bit of a surprise.
Why? Both homes sales and average prices in Benton, Carroll, Madison and Washington counties were up in September. Specifically, there were 532 single-family, new and existing homes sold in northwest Arkansas in September — up 10.6 percent from 481 sales in the same month last year. August yields mixed results in NWA housing market

For the second month in a row, sales were up sharply in northwest Arkansas but prices were down.
Sales in July were up 42.41 percent in Benton, Carroll, Madison and Washington counties while prices were down 14.62 percent. The results in August were similar in that sales were finalized on 615 single family residences in northwest Arkansas — up 28.39 percent over 479 sales in the same month last year. NWA Homes sales up in apples-to-apples comparison

For the first time in a couple of years, we can finally start getting an idea of the shape of the housing market.
Why? In April 2008, the federal government started offering tax credits for first-time home buyers. Those credits influenced homes sales through the first half of last year as they were substantial, indeed. Homes sales down in central, northwest Arkansas

The June numbers from central and northwest Arkansas are in and they are pretty much as expected — sales for the month were down in those two areas of the state.
In a nutshell, the number of homes sold in 2011 was down in June and through June in central and northwest Arkansas. Homes stayed on the market longer before buyers purchased them, but those sellers who priced their homes well realized at least 95 percent of their sales prices on average. Northwest Arkansas homes sales down in April

After a three-month run of improved homes sales, the numbers in northwest Arkansas started to slip in February and that trend continued through April.
Last month, 562 new and existing homes were sold by Realtors in Benton, Carroll, Madison and Washington counties — down 16.49 percent from the 673 sales in the same month last year. Northwest Arkansas homes sales down in March

After a couple of months of solid sales, northwest Arkansas finished the first quarter of the year on a down note as sales dropped 3.05 percent in Benton, Carroll, Madison and Washington counties in March.
Last month, Realtors sold 477 single-family residences in northwest Arkansas — down 3.05 percent from the same month last year. December home sales up in northwest Arkansas

Considering how homes sales across Arkansas slumped in the second half of 2010, here’s a bit of a surprise — sales were up in northwest Arkansas in December.
According to statistics pulled from Arkansas Regional MLS (ARMLS), there were 456 homes sold in December in Benton, Carroll, Madison and Washington counties — up 10.68 percent from 412 sales during the same month in 2009.
