Arkansas’ large-market home sales fall in April

Homes sales in large markets in Arkansas fell in April to the lowest point they’ve been in that month in at least the past seven years.
Monthly homes sales data wasn’t tracked in Arkansas before 2005. April 2012 sales in central Arkansas, the Fort Smith area, the Jonesboro area and northwest Arkansas were lower than any previous April since 2005.

Central Arkansas homes sales up in November

After four months of increased sales compared to year-ago totals, sales followed yearly trends in central Arkansas in November and were higher compared to the same month in 2010.

September housing sales up in northwest Arkansas

After two months of increasing sales but dropping prices, the September housing market report from northwest Arkansas was a bit of a surprise.
Why? Both homes sales and average prices in Benton, Carroll, Madison and Washington counties were up in September. Specifically, there were 532 single-family, new and existing homes sold in northwest Arkansas in September — up 10.6 percent from 481 sales in the same month last year. Homes sales up, prices down

At long last, homes sales in Arkansas are on the rise but prices have dropped.
That was the state of things in July and August at least through the Natural State. In northwest Arkansas, for example, 615 homes were sold in August – up 28.39 percent over 479 sales in the same month a year ago. Meanwhile, the average sales price in August was $157,894, down 10.14 percent from $175,714 in the same month last year.

Sales up, prices down again in central Arkansas

It’s not exactly a trend yet, but the expanded August housing market report for central Arkansas shows that prices were up and sales were down for the second straight month.
Before getting into that, it’s important to point out that we’ve expanded the central Arkansas housing market reports we post monthly at First Arkansas News by adding a couple of counties — Jefferson and White.

Homes sales down in central, northwest Arkansas

The June numbers from central and northwest Arkansas are in and they are pretty much as expected — sales for the month were down in those two areas of the state.
In a nutshell, the number of homes sold in 2011 was down in June and through June in central and northwest Arkansas. Homes stayed on the market longer before buyers purchased them, but those sellers who priced their homes well realized at least 95 percent of their sales prices on average. Central Arkansas homes sales down in May

Here’s something that should come as no surprise — homes sales in central Arkansas were down in May.
Why is that no surprise? The tax credits that propelled sales from 2008-2010 worked their way out of the system around June last year, thus skewing comparisons with 2011 sales considerably. In April 2008, the federal government put in tax credits for first time home buyers and those were extended to repeat buyers prior to running out in April 2010. Central Arkansas homes sales down in April, too

We’ve already seen that homes sales in northwest Arkansas were down in April.
The same is true of markets in central Arkansas. According to Cooperative Arkansas Multiple Listings Services (CARMLS), there were 636 single-family, new and existing homes sold by Realtors in Faulkner, Grant, Lonoke, Pulaski and Saline counties last month. That’s down 32.05 percent from 936 homes sold in April 2010 and down 6.06 percent from 677 homes sold in April 2009.
Furthermore, homes sold in April sat on the market for an average of 88.73 days before sellers purchased them …

Central Arkansas housing markets in flux during first quarter

Here’s a newsflash — housing markets throughout central Arkansas were still in recovery mode in the first quarter of 2011.
Realtors sold 1,432 homes in Faulkner, Grant, Lonoke, Pulaski and Saline counties in the first quarter — down 8.91 percent from 1,572 sales in the first three months of 2010 and down 4.91 percent from 1,506 sales in the same period in 2009. Northwest Arkansas homes sales down in March

After a couple of months of solid sales, northwest Arkansas finished the first quarter of the year on a down note as sales dropped 3.05 percent in Benton, Carroll, Madison and Washington counties in March.
Last month, Realtors sold 477 single-family residences in northwest Arkansas — down 3.05 percent from the same month last year.
