Arkansas homes sales improve again in April

The City Wire in Fort Smith, on Thursday, posted The Arkansas Home Sales Report for April 2013. That report covers four major markets in Arkansas and found that sales were up a cumulative 11.06 percent through April in central Arkansas, the Fort Smith area, the Jonesboro area and northwest Arkansas.
Of those four areas, sales were on the rise everywhere but the Fort Smith area. City Wire Economist Jeff Collins said, on the whole, the rising sales continue a trend that took hold last year — markets are generally on the …

Central Arkansas housing market down in December, year

In spite of five straight months of improving market conditions, homes sales in central Arkansas were down in December and for the year.
For the purposes of this report, central Arkansas includes five counties squarely in the Little Rock-North Little Rock-Conway Metropolitan Statistical Area — Faulkner, Grant, Lonoke, Pulaski and Saline — as well as Jefferson and White counties which are not properly within that MSA. In those seven counties, there were 633 single-family, residential units sold in December — down 2.76 percent from 651 closed transactions in December 2010 and …

Do sellers have an advantage in a buyers’ market?

For the past few years, we’ve heard about how declining housing markets have hurt sellers due to dropping average prices.
There some merit to that point of view – no one likes the idea of a home losing value. However, there are some advantages to sellers even in the buyer’s market that has been in place over the past few years.
Before getting into those advantages, let’s take a look at a few statistics that reveal recent trends in Arkansas. In October, the average price of a home sold in central Arkansas …

Central Arkansas homes sales up in October

For the fourth month in a row, homes sales increased in the expanded central Arkansas area.
For the purposes of this report, the central Arkansas market includes Faulkner, Grant, Lonoke, Pulaski and Saline counties (which are located in the Little Rock-North Little Rock-Conway Metropolitan Statistical Area) and the nearby Jefferson and White counties. Why add in a couple of neighboring counties? Simply put, the markets in Jefferson and White counties are closely connected to those in the traditionally defined MSA. In the expanded market, sales were finalized on 655 single-family residences …

Sales up, prices down again in central Arkansas

It’s not exactly a trend yet, but the expanded August housing market report for central Arkansas shows that prices were up and sales were down for the second straight month.
Before getting into that, it’s important to point out that we’ve expanded the central Arkansas housing market reports we post monthly at First Arkansas News by adding a couple of counties — Jefferson and White.
Those two counties aren’t in the proper Little Rock-North Little Rock-Conway Metropolitan Statistical Area (MSA), but they are close enough to the region to be relevant to …

NWA Homes sales up in apples-to-apples comparison

For the first time in a couple of years, we can finally start getting an idea of the shape of the housing market.
Why? In April 2008, the federal government started offering tax credits for first-time home buyers. Those credits influenced homes sales through the first half of last year as they were substantial, indeed. By the time the tax credit program expired last year, first-time buyers were eligible for up to $8,000 in cash from the IRS while qualified repeat buyers could claim up to $6,500. In the last round …

Pending sales and closed sales — what’s the difference?

Regular visitors to First Arkansas News know that we talk about real estate quite a bit on this site.
Just visit the real estate category sometime and you’ll find coverage that borders on excessive — mortgage news, housing market reports, views from economists, etc. are tossed in that category regularly. Why focus so much on real estate? Simply put, it’s a leading economic indicator. When people are buying or not buying homes, that tells us a lot about what’s going on in the overall economy. After all, people who don’t have …
