After four months of increased sales compared to year-ago totals, sales followed yearly trends in central Arkansas in November and were higher compared to the same month in 2010.

September homes sales up in central Arkansas

We’ve already seen that homes sales were up last month in northwest Arkansas and the same held true for markets in the central Arkansas market.
For the purposes of this report, the central Arkansas market includes Faulkner, Grant, Lonoke, Pulaski and Saline counties (which are located in the Little Rock-North Little Rock-Conway Metropolitan Statistical Area) and the nearby Jefferson and White counties. Why add in a couple of neighboring counties? Simply put, the markets in Jefferson and White counties are closely connected to those in the traditionally defined MSA.

Lockbox thief caught?

It seems the real estate community — and people selling homes in the area — can rest a little easier.
Why? Over the past couple of months, Supra lockboxes have been vanishing from properties in Pulaski and Saline counties. It appears the Benton and Little Rock police departments have caught the thief. Amanda Tester, executive officer of Cooperative Arkansas Realtors Multiple Listings Services (CARMLS) confirmed Friday that an arrest has been made in the case. Central Arkansas homes sales down in April, too

We’ve already seen that homes sales in northwest Arkansas were down in April.
The same is true of markets in central Arkansas. According to Cooperative Arkansas Multiple Listings Services (CARMLS), there were 636 single-family, new and existing homes sold by Realtors in Faulkner, Grant, Lonoke, Pulaski and Saline counties last month. That’s down 32.05 percent from 936 homes sold in April 2010 and down 6.06 percent from 677 homes sold in April 2009.
Furthermore, homes sold in April sat on the market for an average of 88.73 days before sellers purchased them …

Central Arkansas housing markets in flux during first quarter

Here’s a newsflash — housing markets throughout central Arkansas were still in recovery mode in the first quarter of 2011.
Realtors sold 1,432 homes in Faulkner, Grant, Lonoke, Pulaski and Saline counties in the first quarter — down 8.91 percent from 1,572 sales in the first three months of 2010 and down 4.91 percent from 1,506 sales in the same period in 2009. The average sales price in the quarter was $163,287 in the first quarter, up slightly from $163,121 in the first three months of 2010. Sales prices were up …

February central Arkansas housing market report — no surprises

Yes, it’s time once again for another housing market report that should surprise no one.
In central Arkansas — defined herein as Faulkner, Grant, Lonoke, Pulaski and Saline counties — 445 single-family, new and existing homes were sold in February. That’s down 7.29 percent from 480 sales in the same month last year.
The average sales price in central Arkansas in February was $163,057 — down 1.62 percent from $165,745 in the same month a year ago. Still, any interested observer would likely conclude that a slight drop in the number of …

January central Arkansas housing market report a mixed bag

In what’s becoming a common occurrence, another housing market report for central Arkansas offers up mixed results.
The report, released Thursday by Cooperative Arkansas Realtors MLS, shows there were 354 homes sold in January in Faulkner, Grant, Lonoke, Pulaski and Saline counties. That figure represents a 4.42 percent increase over 339 sales in January 2010, but a drop of 9.92 percent from 393 sales in the same month in 2009. Central Arkansas housing market down for December, year

In spite of slightly improved numbers in December, the central Arkansas housing market last year lagged considerably behind sales in 2009.
What weighed on the market last year? A sluggish economy obviously took its toll on sales in 2010 and a high unemployment rate didn’t help things either — Arkansas closed out 2010 with a 7.9 percent unemployment rate, which is up from 7.6 percent recorded at the end of 2009. Perhaps the largest factor impacting sales was the expiration of federal tax credits for first time and repeat home buyers.

Central Arkansas housing market down in November, too

A Cooperative Arkansas Realtors MLS (CARMLS) report released Tuesday shows that central Arkansas housing markets struggled in November.
That’s the third housing market report released in the past week showing slumping sales last month. Last week, First Arkansas News released this report showing that sales in northwest Arkansas were down 41.9 percent last month. That report was followed by this one released by The City Wire showing sales in the Fort Smith area were down 19.56 percent last month.

Central Arkansas homes sales down in October

Cooperative Arkansas Realtors MLS (CARMLS) released its housing market report today, showing that homes sales in central Arkansas were down again in October.
The issue at hand, of course, is the expiration of the tax credits for first-time and repeat buyers. Those credits expired at the end of April and buyers were initially given until the end of June to close on homes in order to be eligible for a tax credit.
